Two cities. Both in Collin County. Both growing fast. Both drawing buyers from across the country. But Celina and McKinney, Texas are very different places to live — and choosing the right one is one of the most important decisions a North Texas buyer will make in 2026.

I've lived in this area for nearly two decades and sold homes in both markets. Here's my honest, side-by-side breakdown so you can make the right call for your family.

CELINA, TEXAS

  • ✦ Population ~35,000 (growing rapidly)
  • ✦ Small-town, tight-knit atmosphere
  • ✦ New construction dominant market
  • ✦ Celina ISD — smaller, community-focused
  • ✦ Median home price: ~$520K (2026)
  • ✦ DNT extension will cut commute times
  • ✦ Limited dining/retail (growing fast)
  • ✦ Master-planned resort communities

MCKINNEY, TEXAS

  • ✦ Population ~220,000 (established)
  • ✦ Vibrant historic downtown, diverse dining
  • ✦ Mix of new construction and resale
  • ✦ McKinney ISD — large, highly rated
  • ✦ Median home price: ~$490K (2026)
  • ✦ Better existing highway access
  • ✦ Robust retail, restaurants, entertainment
  • ✦ Range from starter to luxury homes

Schools: Celina ISD vs. McKinney ISD

McKinney ISD is the bigger, more established district with over 25,000 students, three high schools (McKinney Boyd, McKinney North, and McKinney High), and consistently strong TEA ratings. It has deep extracurricular programs, robust athletics, and a long track record of college placement.

Celina ISD is smaller — currently around 6,000 students — but it's growing fast and has earned a devoted following among parents. Class sizes tend to be smaller, teachers know families personally, and the community rallies around Celina High School in a way that feels genuinely different from a larger district. A-rated by TEA, with new campuses opening to serve the booming population.

The bottom line: Both are excellent. McKinney ISD offers more breadth and diversity of programs. Celina ISD offers a tight-knit, community feel. Families who value a "big pond" experience lean McKinney. Families who want their kids to stand out and be known lean Celina.

Neighborhoods & Housing

Celina is almost entirely new construction — master-planned communities with resort amenities, modern floor plans, and energy-efficient builds. If you want a home that's never been lived in, Celina is your market. Communities like Light Farms, Mustang Lakes, and Legacy Hills offer amenities that rival five-star resorts.

McKinney offers both. You can buy a resale home in an established neighborhood like Stonebridge Ranch (one of the largest master-planned communities in North Texas) or Eldorado Estates, or you can buy new construction in Trinity Falls, Painted Tree, or Erwin Farms. McKinney's resale market also gives buyers more negotiating power in a shifting market.

Commute & Location

McKinney wins on current commute times. With direct US-75 access, getting to Plano's corporate corridor or downtown Dallas is straightforward — typically 35–50 minutes depending on traffic. McKinney National Airport is also adding commercial service in late 2026, which will be a game-changer for executive buyers.

Celina is further north, but the Dallas North Tollway extension is actively pushing toward Celina and is expected to dramatically cut commute times within the next 2–4 years. Buyers who purchase now before the tollway arrives will benefit from both lower prices and a dramatically improved commute later.

Lifestyle & Vibe

McKinney has a thriving downtown with award-winning restaurants, boutique shopping, live music, and a historic district that anchors community life. It feels like a complete city. You don't need to leave for anything.

Celina is still building its infrastructure — but that's also part of the appeal. It's a community of people who chose to move here for a reason. There's a strong pioneer spirit, neighbors know each other, and the pace of life is genuinely different. New retail and dining are arriving every quarter as the city grows.

The Bottom Line: Which Is Right for You?

CHOOSE CELINA IF...

  • → You want brand-new construction
  • → Resort amenities are a priority
  • → You value small-town community feel
  • → You're buying for long-term appreciation
  • → School community culture matters to you

CHOOSE McKINNEY IF...

  • → You want an established, walkable city
  • → Commute time is your #1 concern
  • → You want resale options with equity
  • → Dining/nightlife/culture matter to you
  • → You want a larger school district
