Two of DFW's Best — But Very Different

Few comparisons come up more often in DFW real estate than Frisco versus Plano. Both are routinely ranked among America's best places to live. Both offer top-tier schools, strong employer bases, and a high quality of life. But they were built in different eras and appeal to fundamentally different buyers.

If you're trying to decide between the two, the right answer depends less on which is "better" and more on which fits your stage of life, commute, and budget. Here's the honest breakdown.

Housing: New Construction vs. Established Character

Frisco's housing stock skews newer — much of the city was built after 2000, and large master-planned communities like The Fields, Starwood, and Edgestone at Legacy offer brand-new construction with modern floor plans. That comes at a premium: median prices around $650K, with new construction routinely $700K–$1.5M+.

Plano's housing is older and more established — most neighborhoods were built between the late 1980s and early 2000s. You get mature trees, larger lots in some areas, and architectural variety. Median prices run about $580K, though exclusive pockets like Willow Bend and Kings Ridge run well above Frisco's top tier. If you want brand-new, Frisco wins. If you want character and larger lots, Plano wins.

Schools: Two of Texas's Best, Different Strengths

Plano ISD is one of the most decorated districts in Texas — Plano West Senior High has produced National Merit Scholars at one of the highest rates in the country for decades, and the district's college placement track record is exceptional. It's the established gold standard.

Frisco ISD is newer but has built a powerhouse reputation fast. With multiple high schools (Frisco, Liberty, Independence, Wakeland, Reedy, Memorial, Panther Creek, Emerson) the district offers strong academics, elite athletic facilities (thanks to The Star proximity), and modern campuses. Both districts are excellent — for elementary and middle school, you genuinely can't go wrong. For high school prestige, Plano edges slightly ahead nationally.

Commute: Plano's Rail Advantage Is Real

This is where Plano pulls ahead for downtown Dallas commuters. Plano has three DART rail stations (Downtown Plano, Parker Road, CityLine) with direct service to downtown Dallas — a genuine car-free option. Frisco has no rail, and the drive to downtown runs 40–60 minutes via the Dallas North Tollway.

For commutes to the Legacy corridor (Plano's employer base — Toyota, JPMorgan Chase, Liberty Mutual, Boeing), both cities are convenient. Frisco residents commute south to Legacy West in 15–25 minutes. If you work downtown or anywhere on the US-75 corridor, Plano is meaningfully easier.

Lifestyle & Amenities

Frisco has become DFW's sports and entertainment capital. The Dallas Cowboys' world headquarters (The Star), PGA Frisco, the Frisco RoughRiders, the National Soccer Hall of Fame, and the upcoming Universal Kids Resort have made Frisco a national destination. New master-planned communities offer resort-style amenities — pools, trails, clubhouses — that older suburbs can't match.

Plano offers a more refined, urban-adjacent lifestyle. Legacy West and The Shops at Legacy form one of DFW's best walkable dining and retail districts. Plano has a deeper restaurant scene, closer access to Dallas's cultural amenities, and established country clubs (Gleneagles, Prestonwood) with decades of pedigree. Frisco wins on big-event energy and new amenities; Plano wins on walkable dining and access to Dallas.

The Verdict: Which Is Right for You?

CHOOSE FRISCO IF…

  • You want a brand-new home in a master-planned community
  • Your commute is to Legacy West, Granite Park, or points north — not downtown Dallas
  • You're drawn to sports, family entertainment, and resort-style amenities
  • You're a move-up family wanting modern floor plans and new schools
  • You're investing in a high-growth appreciation corridor

CHOOSE PLANO IF…

  • You commute to downtown Dallas or want DART rail access
  • You prefer established neighborhoods with mature trees and character
  • You want Plano ISD's nationally recognized high schools
  • You value walkable urban dining and retail (Legacy West, Shops at Legacy)
  • You want slightly more housing for your dollar at the median

"Both cities are exceptional — the question isn't which is better, it's which fits your life. I've helped families choose both, and the right answer is always about commute, school stage, and what 'home' means to you."
